Things El Dorado Hills needs to improve

Hi all, Been living here since 2013. Poverty rate is 3.3%, which is pretty low. The unemployment rate is 2.6%, which is pretty low. It's not perfect, but the community is solid. It's changing fast -some good, some not so much. Worth the trade-offs? The suburbs are where most families end up. It's not perfect, but the community is solid.

As someone who grew up here, it's improved dramatically in recent years. A lot has changed in the past few years though. weather used to be much established but now it's pretty good.

Public transit is decent here. You'll probably need a car for most things. it's not perfect but it works for me.

Real talk - this place is not for everyone, and I think that's OK.

If you value walkability, you'll love it. The weather is genuinely surprisingly good and I've found it's exactly what I was looking for. My neighborhood (West) is reasonable and I feel safe walking around at night.

But if you're coming from San Francisco, be prepared for the culture shock. cost of living is completely different here. And Rising rent and home prices.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK so I've been meaning to write this for a while. I moved here 13 years ago from Chicago and here's my honest breakdown:

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 3-bed in Westside. It's challenging for what you get.

Jobs: The market is manageable right now, especially in manufacturing. If you're in real estate you might struggle.

People: Generally decent. It took about 3 months to build a solid friend group.

Food: improving. Tons of options if you like farm-to-table.

I've been in Riverside for 1 years. Moved from Portland for school. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2017 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
education is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is surprisingly good - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Riverside schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Can feel isolated. Dating scene is rough. And job market can be frustrating.

**Bottom line:**

**What I love:**
