Cheapest neighborhoods in El Monte?

Longtime lurker here, I'm originally from Kansas City and The median home value here is around $626,000, which is pretty steep. You can expect to pay around $1,677 for rent here. I'd say it's better for families than young singles. It's not perfect, but the community is solid. Should I be concerned? Public transit needs a lot of work honestly. There's a growing tech scene which is exciting. The parks and outdoor areas are a huge plus. It's changing fast -some good, some not so much. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years.

From a safety perspective, it really depends on the area. Some neighborhoods are underrated, others not so much. Do your research on specific streets.

Gonna give a different perspective here since most replies seem solid.

I've been here 9 years and it exceeded my expectations. The thing nobody mentions is community vibe. It's reasonable and it affects daily life more than you'd think.

That said, the nightlife is legit. And if you're into kayaking, this place is solid.

Neighborhood matters A LOT here. The Eastside side vs the Westside side are basically different cities. Make sure you visit both before deciding.

Your mileage may vary depending on what you're looking for..
