Housing market in El Monte right now

Hi all, Just moved here 17 months ago and Rent is about $1,677/month for a decent place. Median household income is $64,484, which feels about average for the area. The unemployment rate is 3.9%, which is pretty low. The median home value here is around $626,000, which is pretty steep. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. Cost of living is definitely rising, but still manageable. What are your go-to spots?

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Riverside for 9 years. Moved from Seattle for work. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2019 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.

**Employment:**
hospitality is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is better than expected - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Riverside schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Limited entertainment options. And dating scene can be frustrating.

**Bottom line:**
For singles, I'd say this is a 7/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

I'd say the biggest thing people don't talk about is job market. I love the pace of life here. Worth doing your research before committing.
