Is it worth buying in El Monte?

Longtime lurker here, With a population of 107K, El Monte is a mid-size city. Rent is about $1,677/month for a decent place. It's a a mid-size city city with about 107K people. Honestly, I think it's a great place if you know where to look. The food scene here is surprisingly good. Cost of living is definitely rising, but still manageable.

Pros:
- Growing food scene
- Low crime in most areas
- Strong sense of community
- Walkable downtown

Cons:
- Limited public transit
- Limited nightlife
- Boring for young people
- Poor road conditions
- Not enough green space
Let me know your thoughts. The food scene here is surprisingly good. There's a growing tech scene which is exciting. It's not perfect, but the community is solid. It's a very car-dependent city, for better or worse. The weather takes some getting used to. I'd say it's better for families than young singles. Great question. I'll try to be comprehensive here.

I'm a chef who relocated here from LA about 8 years ago. The main reasons were my partner's job and retirement.

Pros I've experienced:
- Friendly community, easy to meet people
- Growing food and restaurant scene
- Decent public transit for the size

Cons that are real:
- Winters are long and cold
- Property taxes are high

Financially, we've found it hit or miss compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are stable, gas is pretty good.

Socially, it exceeded my expectations. It's not for everyone but it works for us..

The food scene here is decent. Tons of great Southern places. I'm still on the fence after all this time.

OK so I've been meaning to write this for a while. I moved here 7 years ago from Dallas and here's my honest breakdown:

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 2-bed in Fairview. It's tough for what you get.

Jobs: The market is developing right now, especially in legal. If you're in hospitality you might struggle.

People: Generally improving. It took about 17 months to build a solid friend group.

Food: underrated. Tons of options if you like sushi.

Your mileage may vary depending on what you're looking for..
