Starting a business in El Monte?

OK so I'm a teacher here and You can expect to pay around $1,677 for rent here. Homes are going for about $626,000 on average. Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. Is this normal for El Monte?

Moved here from Pittsburgh about 4 years ago. I have mixed feelings honestly. Still getting used to nightlife but No regrets on my end..
