Elm Springs quality of life -am I missing something?
First post here. Just moved here 13 months ago and Household incomes average around $112,917 in Elm Springs. You can expect to pay around $908 for rent here. The parks and outdoor areas are a huge plus. Night life is decent if you know the right spots. Let me know your thoughts.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a contractor, 24, moved here 10 years ago from Austin. I've lived in Sunset and West, and traveled to most parts of the metro.
**What I love:**
1. Low crime in most neighborhoods
2. Nice parks and green spaces
3. Lots of family-friendly activities
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Traffic during rush hour is rough
2. Limited shopping options
3. The nightlife situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Sunset: Great for families. underrated vibes, walkable.
- West: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Austin, everything felt excellent. Rent is about /mo. Groceries are growing. Gas is competitive. You can live comfortably on $80K-$110K here.
