Depends on what you're looking for honestly. If you want housing market, then yeah this place is great. But if public transit matters to you, might want to look elsewhere.

I've lived in Pine Hills for about 13 years now, so I can give you a pretty detailed perspective.
the quality of life is solid. When I first moved here from San Diego, I was surprised by nightlife. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Close to major attractions
- The cost of living scene is decent
The downsides:
- Property taxes are high
- Not a lot of cultural diversity
Overall I'd rate it 5/10 for retirees. It's not for everyone but it works for us..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a electrician, 34, moved here 14 years ago from Baltimore. I've lived in North and Eastside, and traveled to most parts of the metro.
**What I love:**
1. Good healthcare facilities
2. Strong job market in several industries
3. Close to major attractions
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Limited public transit options
2. Chain restaurants dominate
3. The healthcare situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- North: Great for singles. improving vibes, walkable.
- Eastside: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Baltimore, everything felt challenging. Rent is about /mo. Groceries are developing. Gas is pricey. You can live comfortably on $70K-$120K here.
**Final verdict:**

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in South for 8 years. Moved from LA for school. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2019 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Older homes are where the value is.
**Employment:**
manufacturing is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.
**Quality of Life:**
the quality of life is solid. The outdoor scene is pretty good - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. South schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Chain restaurants dominate. And school system can be frustrating.
**Bottom line:**

OK so I've been meaning to write this for a while. I moved here 3 years ago from Tampa and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in North. It's average for what you get.
Jobs: The market is growing right now, especially in healthcare. If you're in legal you might struggle.
People: Generally surprisingly good. It took about 4 months to build a solid friend group.
Food: excellent. Tons of options if you like Mediterranean.
Give it a chance - it might surprise you..

As someone who grew up here, it's improved dramatically in recent years. A lot has changed in the past few years though. walkability used to be much manageable but now it's pretty good.
