Not sure if this has been asked before, but Crime rate is something to consider -Fair Oaks sits at 507.9 per 100K. Average temperature is around 60--F, so the weather is moderate. Homes are going for about $198,400 on average. Median household income is $61,681, which feels about average for the area. I'd say it's better for families than young singles. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. Downtown has improved a lot in recent years. The food scene here is surprisingly good. There's a growing tech scene which is exciting. People here are genuinely friendly, not just surface-level. Public transit needs a lot of work honestly. The suburbs are where most families end up.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a pharmacist, 54, moved here 7 years ago from Austin. I've lived in Downtown and Old Town, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Good healthcare facilities
3. Good airport with direct flights
4. The people are generally underrated - I found my community within the first year
**What I don't love:**
1. Property taxes are high
2. Limited entertainment options
3. The healthcare situation is manageable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Downtown: Great for retirees. hit or miss vibes, walkable.
- Old Town: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Austin, everything felt underrated. Rent is about /mo. Groceries are reasonable. Gas is developing. You can live comfortably on $60K-$70K here.
**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

As someone who grew up here, it's exactly what I was looking for. A lot has changed in the past few years though. traffic used to be much affordable but now it's decent.
