With a population of 10,630, Fair Oaks Ranch is a small town. It's changing fast -some good, some not so much. Public transit needs a lot of work honestly. Gonna give a different perspective here since most replies seem solid.
I've been here 15 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is safety. It's growing and it affects daily life more than you'd think.
That said, the public transit is legit. And if you're into kayaking, this place is average.
Neighborhood matters A LOT here. The Maple Ridge side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.

Real talk - this place is not for everyone, and I think that's OK.
If you value pet-friendliness, you'll love it. The public transit is genuinely surprisingly good and I've found it's exactly what I was looking for. My neighborhood (Oak Park) is growing and I feel safe walking around at night.
But if you're coming from Charlotte, be prepared for the culture shock. school system is completely different here. And Traffic during rush hour is rough.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

From a safety perspective, it really depends on the area. Some neighborhoods are decent, others not so much. Do your research on specific streets.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, I have mixed feelings honestly. No regrets on my end..
