The good and bad of living in Fair Oaks Ranch

Anyone else feel this way? I've been here for 6 years and Household incomes average around $168,309 in Fair Oaks Ranch. With a population of 10,630, Fair Oaks Ranch is a small town. Poverty rate is 2.5%, which is pretty low. The median home value here is around $612,700, which is pretty steep. Downtown has improved a lot in recent years. Property taxes are high but you get good services. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. I'd say it's better for families than young singles. It's a very car-dependent city, for better or worse.

Gonna give a different perspective here since most replies seem decent.

I've been here 8 years and I have mixed feelings honestly. The thing nobody mentions is weather. It's manageable and it affects daily life more than you'd think.

That said, the housing market is legit. And if you're into golfing, this place is average.

Neighborhood matters A LOT here. The The Heights side vs the Westside side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

We moved here with our family and I genuinely enjoy living here. Schools in Cedar Grove area are better than expected. Kids love it here.

Public transit is surprisingly good here. You'll probably need a car for most things. it's exactly what I was looking for.

I've been living here for 12 years and I'd say it's not perfect but it works for me. The school system is tough compared to other places I've lived. Overall It's not for everyone but it works for us..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a chef, 52, moved here 1 years ago from Portland. I've lived in Old Town and Maple Ridge, and traveled to most parts of the metro.

**What I love:**
1. Lots of new development happening
2. Close to major attractions
3. Affordable housing options
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Winters are long and cold
3. The school system situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Old Town: Great for singles. underrated vibes, walkable.
- Maple Ridge: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Portland, everything felt decent. Rent is about /mo. Groceries are competitive. Gas is wild. You can live comfortably on $70K-$120K here.

**Final verdict:**
Feel free to reach out with questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Real talk - this place is not for everyone, and I think that's OK.

If you value public transit, you'll love it. The job market is genuinely tough and I've found I'm still on the fence after all this time. My neighborhood (Maple Ridge) is affordable and I feel safe walking around at night.

But if you're coming from Miami, be prepared for the culture shock. nightlife is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in Riverside for about 7 years now, so I can give you a pretty detailed perspective.

it's not perfect but it works for me. When I first moved here from Salt Lake City, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Lots of new development happening
- Active local events and festivals
- The cultural scene scene is challenging

The downsides:
- Summers can be brutally hot
- Chain restaurants dominate

Overall I'd rate it 6/10 for families. Give it a chance - it might surprise you..

Depends on what you're looking for honestly. If you want dating scene, then yeah this place is great. But if public transit matters to you, might want to look elsewhere.
