Fort Morgan housing prices -when will it stop?

Hi all, We have two kids and Median household income is $59,121, which feels about average for the area. Homes are going for about $259,900 on average. The unemployment rate is 4.1%, which is about average. Night life is decent if you know the right spots. Honestly, I think it's a great place if you know where to look. Thoughts? The city has invested a lot in new development. Downtown has improved a lot in recent years. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood.

OK so I've been meaning to write this for a while. I moved here 15 years ago from Nashville and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 1-bed in East. It's pretty good for what you get.

Jobs: The market is affordable right now, especially in government. If you're in government you might struggle.

People: Generally solid. It took about 13 months to build a solid friend group.

Food: improving. Tons of options if you like Vietnamese.

Would recommend to anyone considering it..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Cedar Grove for 15 years. Moved from Denver for weather. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2022 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
finance is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is better than expected - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Urban sprawl is real. And cost of living can be frustrating.

**Bottom line:**
