Not sure if this has been asked before, but The median home value here is around $301,400, which seems about average.

Gonna give a different perspective here since most replies seem better than expected.

I've been here 13 years and I'm still on the fence after all this time. The thing nobody mentions is job market. It's developing and it affects daily life more than you'd think.

That said, the cost of living is legit. And if you're into skiing, this place is improving.

Neighborhood matters A LOT here. The Maple Ridge side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.

Hope this helps!.

If you're remote, this place is great for cost of living. I love the pace of life here. Internet is solid in most areas.

As someone who grew up here, I have mixed feelings honestly. A lot has changed in the past few years though. nightlife used to be much affordable but now it's decent.

Real talk - this place is not for everyone, and I think that's OK.

If you value school system, you'll love it. The housing market is genuinely better than expected and I've found it exceeded my expectations. My neighborhood (Eastside) is competitive and I feel safe walking around at night.

But if you're coming from Portland, be prepared for the culture shock. safety is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

The food scene here is hit or miss. Tons of great sushi places. I wouldn't want to live anywhere else right now.

Renting here right now, paying about /mo for a 3-bedroom. it exceeded my expectations. Compared to Tampa it's excellent.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a pharmacist, 54, moved here 9 years ago from Tampa. I've lived in Pine Hills and Midtown, and traveled to most parts of the metro.

**What I love:**
1. Strong job market in several industries
2. Lots of new development happening
3. Lots of family-friendly activities
4. The people are generally tough - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Winters are long and cold
3. The safety situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Pine Hills: Great for young professionals. improving vibes, walkable.
- Midtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt decent. Rent is about /mo. Groceries are pricey. Gas is established. You can live comfortably on $100K-$150K here.

**Final verdict:**
Hope this helps!. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
