Housing market in Gibson right now

Hey everyone, I grew up here but left for a while. Homes are going for about $150,300 on average. The unemployment rate is 6.4%, which is concerning. There's a growing tech scene which is exciting. The suburbs are where most families end up. Is this normal for Gibson?

Used to live on the Riverside side, now on the Pine Hills side. Completely different vibe. I'm still on the fence after all this time.
