Housing market in Girard right now

Hey, I'm retired and The unemployment rate is 5.5%, which is about average. Rent is about $640/month for a decent place. It's changing fast -some good, some not so much. The weather takes some getting used to. Night life is decent if you know the right spots. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services.

I've been here 14 years and the quality of life is solid. The thing nobody mentions is nightlife. It's affordable and it affects daily life more than you'd think.

That said, the housing market is legit. And if you're into golfing, this place is underrated.

Neighborhood matters A LOT here. The West side vs the Old Town side are basically different cities. Make sure you visit both before deciding.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Downtown for 8 years. Moved from Pittsburgh for school. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2018 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
tech is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is challenging - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Downtown schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Can feel isolated. And food scene can be frustrating.

**Bottom line:**

**What I love:**
1. Good schools in most areas
2. Lots of new development happening
3. Active local events and festivals
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Winters are long and cold
3. The public transit situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Meadowbrook: Great for young professionals. tough vibes, walkable.
- Maple Ridge: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Francisco, everything felt decent. Rent is about /mo. Groceries are growing. Gas is wild. You can live comfortably on $60K-$150K here.

**Final verdict:**

2. Affordable housing options
3. Good airport with direct flights

2. Far from beaches/mountains
3. The weather situation is stable and doesn't seem to be improving
