Hello, Just moved here 17 months ago and The median home value here is around $264,300, which seems about average. Median household income is $58,268, which feels about average for the area. It's changing fast -some good, some not so much. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. There's a real sense of community in certain neighborhoods.

I'm a project manager who relocated here from Baltimore about 12 years ago. The main reasons were cost of living and a job opportunity.
Pros I've experienced:
- Decent public transit for the size
- Strong job market in several industries
- Four distinct seasons
Cons that are real:
- Nightlife is limited
- Road conditions need improvement
Financially, we've found it hit or miss compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are developing, gas is solid.
Socially, it's been a really good experience overall. No regrets on my end..

I've been here 13 years and it was the best decision I ever made. The thing nobody mentions is traffic. It's established and it affects daily life more than you'd think.
That said, the food scene is legit. And if you're into mountain biking, this place is improving.
Neighborhood matters A LOT here. The Pine Hills side vs the South side are basically different cities. Make sure you visit both before deciding.

**Housing:**
The market right now is underrated. We bought in 2022 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
engineering is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
it exceeded my expectations. The outdoor scene is surprisingly good - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Springfield schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Not a lot of cultural diversity. And public transit can be frustrating.
