Alright, Just moved here 11 months ago and Average temperature is around 53--F, so expect cold winters. It's a a small town city with about 3,673 people. With a population of 3,673, Guilford is a small town. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. Has anyone dealt with this? It's a very car-dependent city, for better or worse. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. I'd say it's better for families than young singles. Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in West for 1 years. Moved from Seattle for weather. Here's my honest, detailed take:
**Housing:**
The market right now is solid. We bought in 2019 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. The market is competitive but not impossible.
**Employment:**
tech is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is improving - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. West schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Homeless population growing downtown. And weather can be frustrating.
**Bottom line:**

I've lived in Pine Hills for about 15 years now, so I can give you a pretty detailed perspective.
it exceeded my expectations. When I first moved here from LA, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:

- Active local events and festivals
- The public transit scene is decent
The downsides:
- Road conditions need improvement
- Dating scene is rough
