Poverty rate is 2.3%, which is pretty low. Homes are going for about $1,467,000 on average. The median home value here is around $1,467,000, which is pretty steep. The suburbs are where most families end up. I'd say it's better for families than young singles. Would love some local perspective. There's a real sense of community in certain neighborhoods. It's a very car-dependent city, for better or worse. Night life is decent if you know the right spots. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to. It's changing fast -some good, some not so much. It's a very car-dependent city, for better or worse. Cost of living is definitely rising, but still manageable. Weather-wise, the summers are excellent and winters are established. You get used to it after the first year.

I'd say the biggest thing people don't talk about is cost of living. I'm still on the fence after all this time. Worth doing your research before committing.

Depends on what you're looking for honestly. If you want weather, then yeah this place is great. But if school system matters to you, might want to look elsewhere.

Real talk - this place is not for everyone, and I think that's OK.
If you value pet-friendliness, you'll love it. The school system is genuinely hit or miss and I've found I wouldn't want to live anywhere else right now. My neighborhood (Midtown) is growing and I feel safe walking around at night.
But if you're coming from Denver, be prepared for the culture shock. dating scene is completely different here. And Can feel isolated.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been living here for 4 years and I'd say I'm still on the fence after all this time. The safety is hit or miss compared to other places I've lived. Overall Definitely worth checking out..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a accountant, 51, moved here 7 years ago from Austin. I've lived in West and South, and traveled to most parts of the metro.
**What I love:**
1. Strong job market in several industries
2. Active local events and festivals
3. Lots of family-friendly activities
4. The people are generally pretty good - I found my community within the first year
**What I don't love:**
1. Limited public transit options
2. Property taxes are high
3. The community vibe situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- West: Great for couples. excellent vibes, walkable.
- South: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Austin, everything felt surprisingly good. Rent is about /mo. Groceries are reasonable. Gas is affordable. You can live comfortably on $50K-$90K here.
**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
