Hannibal housing prices -when will it stop?

Hey folks, Just moved here 5 months ago and Household incomes average around $54,071 in Hannibal. Poverty rate is 11.5%, which is around average. The weather takes some getting used to. The food scene here is surprisingly good. Anyone in a similar situation?

Gonna give a different perspective here since most replies seem underrated.

I've been here 3 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is housing market. It's developing and it affects daily life more than you'd think.

That said, the weather is legit. And if you're into camping, this place is tough.

Neighborhood matters A LOT here. The Springfield side vs the The Heights side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

I'd say the biggest thing people don't talk about is housing market. I have mixed feelings honestly. Worth doing your research before committing.

Great question. I'll try to be comprehensive here.

I'm a physical therapist who relocated here from San Diego about 2 years ago. The main reasons were a job opportunity and family.

Pros I've experienced:
- Great outdoor activities nearby
- Nice parks and green spaces
- Decent public transit for the size

Cons that are real:
- Urban sprawl is real
- Far from beaches/mountains

Financially, we've found it surprisingly good compared to where we came from. If you look outside the main areas you can find deals. Groceries are affordable, gas is solid.

Socially, I'm still on the fence after all this time. It's not for everyone but it works for us..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Riverside for 14 years. Moved from Houston for weather. Here's my honest, detailed take:

**Housing:**
The market right now is challenging. We bought in 2017 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.

**Employment:**
healthcare is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is surprisingly good - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Riverside schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Homeless population growing downtown. And job market can be frustrating.

**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a data analyst, 37, moved here 8 years ago from Phoenix. I've lived in East and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Four distinct seasons
3. Lots of family-friendly activities
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Homeless population growing downtown
3. The housing market situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for couples. improving vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt pretty good. Rent is about /mo. Groceries are reasonable. Gas is growing. You can live comfortably on $40K-$140K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
