Curious what people think. I'm retired and You can expect to pay around $1,766 for rent here. With a population of 6,046, Happy Valley is a small town. Average temperature is around 63--F, so the weather is moderate. The median home value here is around $293,800, which seems about average. The school system varies a lot by neighborhood. The food scene here is surprisingly good. Let me know your thoughts. There's a real sense of community in certain neighborhoods. The school system varies a lot by neighborhood. The city has invested a lot in new development. Downtown has improved a lot in recent years. People here are genuinely friendly, not just surface-level. Honestly, I think it's a great place if you know where to look. The city has invested a lot in new development. It's a very car-dependent city, for better or worse. The parks and outdoor areas are a huge plus. The parks and outdoor areas are a huge plus.

We moved here with our family and I wouldn't want to live anywhere else right now. Schools in Riverside area are pretty good. Kids love it here.

Hot take but it's improved dramatically in recent years. I know a lot of people disagree but after 15 years here, that's my honest assessment.

Great question. I'll try to be comprehensive here.
I'm a pharmacist who relocated here from Portland about 15 years ago. The main reasons were school and retirement.
Pros I've experienced:
- Good healthcare facilities
- Strong job market in several industries
- Close to major attractions
Cons that are real:
- Traffic during rush hour is rough
- Dating scene is rough
Financially, we've found it hit or miss compared to where we came from. Older homes are where the value is. Groceries are wild, gas is better than expected.
Socially, the quality of life is solid. Hope this helps!.

OK so I've been meaning to write this for a while. I moved here 10 years ago from New York and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 1-bed in East. It's improving for what you get.
Jobs: The market is developing right now, especially in real estate. If you're in consulting you might struggle.
People: Generally solid. It took about 3 months to build a solid friend group.
Food: pretty good. Tons of options if you like Vietnamese.
Hope this helps!.

Depends on what you're looking for honestly. If you want nightlife, then yeah this place is great. But if job market matters to you, might want to look elsewhere.

I've been living here for 8 years and I'd say I'm still on the fence after all this time. The cultural scene is underrated compared to other places I've lived. Overall Good luck with whatever you decide..

My experience has been mostly positive. I have mixed feelings honestly. The only thing I'd watch out for is cultural scene. Other than that, Hope this helps!.
