What I wish I knew before living in Helena Valley Northwest
Longtime lurker here, I'm a teacher here and The unemployment rate is 1.5%, which is pretty low. The median home value here is around $358,600, which seems about average. Rent is about $1,640/month for a decent place. With a population of 5,070, Helena Valley Northwest is a small town. Average temperature is around 40--F, so bundle up in winter. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable. Night life is decent if you know the right spots. Honestly, I think it's a great place if you know where to look.
Pros:
- Affordable cost of living
- Good job market
- Low crime in most areas
- Diverse community
Cons:
- Hot summers
- Limited nightlife
- Not very walkable
- High property taxes
What do you all think? I'd say it's better for families than young singles. The parks and outdoor areas are a huge plus. People here are genuinely friendly, not just surface-level. I've been in Midtown for 4 years. Moved from Phoenix for a job opportunity. Here's my honest, detailed take:
**Housing:**
The market right now is excellent. We bought in 2023 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
government is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is hit or miss - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Midtown schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Road conditions need improvement. And traffic can be frustrating.
**Bottom line:**

I've lived in Highland for about 15 years now, so I can give you a pretty detailed perspective.
there are trade-offs but the good outweighs the bad. When I first moved here from Seattle, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a social worker, 48, moved here 1 years ago from Nashville. I've lived in Sunset and Uptown, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Lots of new development happening
3. Lots of family-friendly activities
4. The people are generally surprisingly good - I found my community within the first year
**What I don't love:**
1. Dating scene is rough
2. Far from beaches/mountains
3. The nightlife situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Sunset: Great for young professionals. excellent vibes, walkable.
- Uptown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Nashville, everything felt solid. Rent is about /mo. Groceries are reasonable. Gas is growing. You can live comfortably on $70K-$70K here.
