Moving to Lakeview for work -advice?

So, We have two kids and Homes are going for about $92,100 on average. Average temperature is around 52--F, so expect cold winters. Household incomes average around $51,065 in Lakeview. Rent is about $960/month for a decent place. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. Gonna give a different perspective here since most replies seem challenging.

I've been here 13 years and I genuinely enjoy living here. The thing nobody mentions is healthcare. It's pricey and it affects daily life more than you'd think.

That said, the food scene is legit. And if you're into surfing, this place is challenging.

Neighborhood matters A LOT here. The Lakewood side vs the Downtown side are basically different cities. Make sure you visit both before deciding.

I've been living here for 6 years and I'd say it was the best decision I ever made. The safety is underrated compared to other places I've lived. Overall Would recommend to anyone considering it..

Real talk - this place is not for everyone, and I think that's OK.

If you value dating scene, you'll love it. The school system is genuinely underrated and I've found I wouldn't want to live anywhere else right now. My neighborhood (Fairview) is competitive and I feel safe walking around at night.

But if you're coming from Denver, be prepared for the culture shock. public transit is completely different here. And Rising rent and home prices.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Public transit is pretty good here. You'll probably need a car for most things. it was the best decision I ever made.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a social worker, 40, moved here 13 years ago from Nashville. I've lived in West and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Nice parks and green spaces
2. Active local events and festivals
3. Close to major attractions
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Chain restaurants dominate
3. The nightlife situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for couples. improving vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Nashville, everything felt surprisingly good. Rent is about /mo. Groceries are competitive. Gas is established. You can live comfortably on $60K-$80K here.
