First time home buyer in Levelland

My partner and I are Rent is about $789/month for a decent place. With a population of 12,565, Levelland is a small town. Cost of living is definitely rising, but still manageable. Looking forward to hearing from you all. I'd say it's better for families than young singles. People here are genuinely friendly, not just surface-level.

Bought a house here in 2019 and I love the pace of life here. Property values have gone up significantly since then.

My experience has been mostly positive. it's been a really good experience overall. The only thing I'd watch out for is pet-friendliness. Other than that, Hope this helps!.

Great question. I'll try to be comprehensive here.

I'm a writer who relocated here from Houston about 14 years ago. The main reasons were a job opportunity and cost of living.

Pros I've experienced:
- Active local events and festivals
- Close to major attractions
- Diverse dining options

Cons that are real:
- Limited public transit options
- Not very walkable outside downtown

Financially, we've found it surprisingly good compared to where we came from. If you look outside the main areas you can find deals. Groceries are developing, gas is solid.

Socially, it was the best decision I ever made. Give it a chance - it might surprise you..

I've been living here for 8 years and I'd say I love the pace of life here. The public transit is pretty good compared to other places I've lived. Overall Your mileage may vary depending on what you're looking for..

OK so I've been meaning to write this for a while. I moved here 5 years ago from Portland and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 4-bed in Downtown. It's decent for what you get.

Jobs: The market is affordable right now, especially in real estate. If you're in manufacturing you might struggle.

People: Generally pretty good. It took about 6 months to build a solid friend group.

Food: decent. Tons of options if you like seafood.

Good luck with whatever you decide..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a writer, 55, moved here 12 years ago from Tampa. I've lived in Highland and North, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Active local events and festivals
3. Diverse dining options
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Limited high-paying job options
2. Dating scene is rough
3. The school system situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for families. solid vibes, walkable.
- North: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt average. Rent is about /mo. Groceries are manageable. Gas is manageable. You can live comfortably on $80K-$90K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

If you're remote, this place is great for cost of living. it was the best decision I ever made. Internet is improving in most areas.
