Best apartments in Live Oak under ?

So, I'm a remote worker and It's a a small town city with about 6,901 people. Homes are going for about $158,200 on average. Median household income is $53,578, which feels on the lower side for the area. Crime rate is something to consider -Live Oak sits at 915.9 per 100K. The median home value here is around $158,200, which is actually reasonable. There's a growing tech scene which is exciting. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that.

Pros:
- Affordable cost of living
- Friendly people
- Close to nature
- Good internet infrastructure

Cons:
- High property taxes
- Limited cultural events
- Not enough green space
I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. Cost of living is definitely rising, but still manageable. The parks and outdoor areas are a huge plus. There's a real sense of community in certain neighborhoods. Honestly, I think it's a great place if you know where to look. Traffic can be rough during rush hour, no sugarcoating that. The food scene here is surprisingly good. Property taxes are high but you get good services. The city has invested a lot in new development. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. Public transit needs a lot of work honestly. Real talk - this place is not for everyone, and I think that's OK.

If you value housing market, you'll love it. The public transit is genuinely decent and I've found I have mixed feelings honestly. My neighborhood (Fairview) is manageable and I feel safe walking around at night.

But if you're coming from Seattle, be prepared for the culture shock. school system is completely different here. And Urban sprawl is real.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

From a safety perspective, it really depends on the area. Some neighborhoods are better than expected, others not so much. Do your research on specific streets.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it exceeded my expectations. Give it a chance - it might surprise you..
