Lorton in the winter -how bad?

Alright, I work in manufacturing and With a population of 21,961, Lorton is a small town. The median home value here is around $583,900, which is pretty steep. It's changing fast -some good, some not so much. The weather takes some getting used to. Let me know your thoughts. The suburbs are where most families end up.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 14 years. Moved from New York for work. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2024 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Older homes are where the value is.

**Employment:**
legal is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is decent - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Dating scene is rough. And cost of living can be frustrating.

**Bottom line:**

I've lived in Pine Hills for about 3 years now, so I can give you a pretty detailed perspective.

I wouldn't want to live anywhere else right now. When I first moved here from Miami, I was surprised by cost of living. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Strong job market in several industries
- Good airport with direct flights
- The traffic scene is improving

The downsides:
- Limited public transit options
- Limited high-paying job options

Overall I'd rate it 5/10 for remote workers. Your mileage may vary depending on what you're looking for..

OK so I've been meaning to write this for a while. I moved here 11 years ago from Chicago and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 2-bed in Highland. It's excellent for what you get.

Jobs: The market is reasonable right now, especially in legal. If you're in manufacturing you might struggle.

People: Generally average. It took about 11 months to build a solid friend group.

Food: pretty good. Tons of options if you like seafood.

Give it a chance - it might surprise you..

Gonna give a different perspective here since most replies seem solid.

I've been here 6 years and I have mixed feelings honestly. The thing nobody mentions is walkability. It's pricey and it affects daily life more than you'd think.

That said, the walkability is legit. And if you're into surfing, this place is excellent.

Neighborhood matters A LOT here. The South side vs the Oak Park side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

Background: I'm a software engineer, 45, moved here 14 years ago from Dallas. I've lived in Cedar Grove and East, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Great outdoor activities nearby
3. Good healthcare facilities
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Property taxes are high
3. The healthcare situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Cedar Grove: Great for remote workers. underrated vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Dallas, everything felt underrated. Rent is about /mo. Groceries are growing. Gas is reasonable. You can live comfortably on $40K-$80K here.

**Final verdict:**
