Hey, The median home value here is around $453,100, which is pretty steep. Any advice would be great.

Gonna give a different perspective here since most replies seem better than expected.
I've been here 2 years and I genuinely enjoy living here. The thing nobody mentions is dating scene. It's stable and it affects daily life more than you'd think.
That said, the school system is legit. And if you're into surfing, this place is underrated.
Neighborhood matters A LOT here. The Oak Park side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.

I've lived in Old Town for about 15 years now, so I can give you a pretty detailed perspective.
there are trade-offs but the good outweighs the bad. When I first moved here from Charlotte, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Decent public transit for the size
- The pet-friendliness scene is hit or miss
The downsides:
- Traffic during rush hour is rough
- Chain restaurants dominate

- Low crime in most neighborhoods
- The walkability scene is improving
The downsides:
- Not a lot of cultural diversity
- Bugs and humidity in summer
