I'm retired and Crime rate is something to consider -Marion Oaks sits at 195.7 per 100K. Median household income is $70,056, which feels about average for the area. Rent is about $1,429/month for a decent place. The median home value here is around $233,000, which is actually reasonable. Cost of living is definitely rising, but still manageable. The parks and outdoor areas are a huge plus. Downtown has improved a lot in recent years. People here are genuinely friendly, not just surface-level. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. Honestly, I think it's a great place if you know where to look. Gonna give a different perspective here since most replies seem decent.
I've been here 10 years and I have mixed feelings honestly. The thing nobody mentions is job market. It's growing and it affects daily life more than you'd think.
That said, the food scene is legit. And if you're into mountain biking, this place is hit or miss.
Neighborhood matters A LOT here. The Fairview side vs the West side are basically different cities. Make sure you visit both before deciding.
Happy to answer more specific questions..

I've lived in Sunset for about 1 years now, so I can give you a pretty detailed perspective.
it's been a really good experience overall. When I first moved here from Salt Lake City, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Friendly community, easy to meet people
- Low crime in most neighborhoods
- The community vibe scene is surprisingly good
The downsides:
- Traffic during rush hour is rough
- Far from beaches/mountains
Overall I'd rate it 5/10 for retirees. Your mileage may vary depending on what you're looking for..

We moved here with our family and it's not perfect but it works for me. Schools in North area are tough. Kids love it here.

OK so I've been meaning to write this for a while. I moved here 1 years ago from Charlotte and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 3-bed in Lakewood. It's tough for what you get.
Jobs: The market is stable right now, especially in consulting. If you're in government you might struggle.
People: Generally average. It took about 4 months to build a solid friend group.
Food: pretty good. Tons of options if you like Asian.
Definitely worth checking out..

Depends on what you're looking for honestly. If you want food scene, then yeah this place is great. But if healthcare matters to you, might want to look elsewhere.

OK so I've been meaning to write this for a while. I moved here 9 years ago from Salt Lake City and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 2-bed in Downtown. It's average for what you get.
Jobs: The market is competitive right now, especially in hospitality. If you're in engineering you might struggle.
People: Generally better than expected. It took about 16 months to build a solid friend group.
Food: average. Tons of options if you like Korean.
No regrets on my end..

Great question. I'll try to be comprehensive here.
I'm a accountant who relocated here from Phoenix about 10 years ago. The main reasons were family and my partner's job.
Pros I've experienced:
- Growing food and restaurant scene
- Affordable housing options
- Diverse dining options
Cons that are real:
- Road conditions need improvement
- Limited shopping options
Financially, we've found it excellent compared to where we came from. The market is competitive but not impossible. Groceries are reasonable, gas is tough.
Socially, I wouldn't want to live anywhere else right now. Good luck with whatever you decide..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in North for 2 years. Moved from LA for a job opportunity. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2022 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
tech is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is improving - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. North schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Far from beaches/mountains. And school system can be frustrating.
**Bottom line:**
For young professionals, I'd say this is a 7/10. It's not for everyone but it works for us.. Feel free to ask specific questions - happy to help.

I work in retail here and I genuinely enjoy living here. The job market for my field is excellent. Hope this helps!.
