Things that make Marion Oaks unique

First post here. With a population of 22,296, Marion Oaks is a small town. The median home value here is around $233,000, which is actually reasonable. Median household income is $70,056, which feels about average for the area. The unemployment rate is 2.3%, which is pretty low. Homes are going for about $233,000 on average. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable. Night life is decent if you know the right spots.

Pros:
- Great weather
- Lots of new development
- Walkable downtown

Cons:
- Limited dining options
- Boring for young people
- Far from major airports
The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. Downtown has improved a lot in recent years. Not gonna lie, the first year was rough. But once you find your neighborhood and your people, I love the pace of life here. Feel free to reach out with questions..

As someone who grew up here, I have mixed feelings honestly. A lot has changed in the past few years though. food scene used to be much growing but now it's solid.

I've lived in South for about 12 years now, so I can give you a pretty detailed perspective.

I love the pace of life here. When I first moved here from Atlanta, I was surprised by community vibe. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Strong job market in several industries
- The safety scene is solid

The downsides:
- Property taxes are high
- Homeless population growing downtown

Overall I'd rate it 7/10 for young professionals. Feel free to reach out with questions..

Renting here right now, paying about /mo for a 2-bedroom. the quality of life is solid. Compared to Houston it's hit or miss.

Used to live on the Downtown side, now on the Highland side. Completely different vibe. it's exactly what I was looking for.
