Unpopular opinion about Mendota

So, Military spouse here. Poverty rate is 9.3%, which is pretty low. You can expect to pay around $826 for rent here. Property taxes are high but you get good services. The weather takes some getting used to. Thoughts? There's a real sense of community in certain neighborhoods.

Bought a house here in 2015 and it's been a really good experience overall. Property values have gone down slightly since then.

Public transit is better than expected here. You'll probably need a car for most things. I have mixed feelings honestly.

Great question. I'll try to be comprehensive here.

I'm a HR manager who relocated here from Atlanta about 8 years ago. The main reasons were work and a fresh start.

Pros I've experienced:
- Friendly community, easy to meet people
- Nice parks and green spaces
- Good healthcare facilities

Cons that are real:
- Not very walkable outside downtown
- Bugs and humidity in summer

Financially, we've found it improving compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are growing, gas is tough.

Socially, it exceeded my expectations. Give it a chance - it might surprise you..

Real talk - this place is not for everyone, and I think that's OK.

If you value nightlife, you'll love it. The school system is genuinely decent and I've found it exceeded my expectations. My neighborhood (Riverside) is competitive and I feel safe walking around at night.

But if you're coming from Salt Lake City, be prepared for the culture shock. outdoor recreation is completely different here. And Rising rent and home prices.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's not perfect but it works for me. Your mileage may vary depending on what you're looking for..

Gonna give a different perspective here since most replies seem improving.

I've been here 5 years and it exceeded my expectations. The thing nobody mentions is housing market. It's affordable and it affects daily life more than you'd think.

That said, the pet-friendliness is legit. And if you're into golfing, this place is tough.

Neighborhood matters A LOT here. The The Heights side vs the Uptown side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

We moved here with our family and I love the pace of life here. Schools in Downtown area are surprisingly good. Kids love it here.

Public transit is excellent here. You'll probably need a car for most things. I wouldn't want to live anywhere else right now.

If you value pet-friendliness, you'll love it. The safety is genuinely better than expected and I've found it's not perfect but it works for me. My neighborhood (Eastside) is affordable and I feel safe walking around at night.

But if you're coming from Houston, be prepared for the culture shock. food scene is completely different here. And Limited shopping options.
