Rent in Nacogdoches getting crazy

Random thought, Been living here since 2007. Median household income is $38,855, which feels on the lower side for the area. It's a a smaller city city with about 32,104 people. The food scene here is surprisingly good. Public transit needs a lot of work honestly. Should I be concerned?

Great question. I'll try to be comprehensive here.

I'm a real estate agent who relocated here from Miami about 10 years ago. The main reasons were a fresh start and a fresh start.

Pros I've experienced:
- Cost of living is very reasonable
- Four distinct seasons
- Affordable housing options

Cons that are real:
- Not very walkable outside downtown
- Chain restaurants dominate

Financially, we've found it challenging compared to where we came from. If you look outside the main areas you can find deals. Groceries are wild, gas is challenging.

Socially, I have mixed feelings honestly. Give it a chance - it might surprise you..

Used to live on the Meadowbrook side, now on the South side. Completely different vibe. I love the pace of life here.

Pros I've experienced:
- Cost of living is very reasonable
- Growing food and restaurant scene
- Good airport with direct flights

Cons that are real:
- Winters are long and cold
- Property taxes are high

Financially, we've found it underrated compared to where we came from. Older homes are where the value is. Groceries are established, gas is average.

Socially, the quality of life is solid. Definitely worth checking out..

I'd say the biggest thing people don't talk about is weather. I genuinely enjoy living here. Worth doing your research before committing.
