How much do you pay for rent in North Tustin?

The median home value here is around $1,212,400, which is pretty steep. Poverty rate is 3.1%, which is pretty low. There's a real sense of community in certain neighborhoods. Anyone in a similar situation? It's not perfect, but the community is solid. Cost of living is definitely rising, but still manageable. The food scene here is surprisingly good. The suburbs are where most families end up.

The food scene here is improving. Tons of great seafood places. I'm still on the fence after all this time.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 32, moved here 2 years ago from Minneapolis. I've lived in Lakewood and Highland, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Decent public transit for the size
3. Lots of family-friendly activities
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Road conditions need improvement
2. Limited entertainment options
3. The cost of living situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Lakewood: Great for families. pretty good vibes, walkable.
- Highland: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Minneapolis, everything felt decent. Rent is about /mo. Groceries are pricey. Gas is reasonable. You can live comfortably on $50K-$120K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Bought a house here in 2017 and it's exactly what I was looking for. Property values have gone up significantly since then.

I've lived in Pine Hills for about 14 years now, so I can give you a pretty detailed perspective.

there are trade-offs but the good outweighs the bad. When I first moved here from Houston, I was surprised by traffic. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Low crime in most neighborhoods
- Close to major attractions
- The public transit scene is average

The downsides:
- Limited public transit options
- Dating scene is rough

Overall I'd rate it 9/10 for couples. Definitely worth checking out..

Renting here right now, paying about /mo for a 4-bedroom. the quality of life is solid. Compared to Salt Lake City it's underrated.

Depends on what you're looking for honestly. If you want pet-friendliness, then yeah this place is great. But if outdoor recreation matters to you, might want to look elsewhere.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's been a really good experience overall. Definitely worth checking out..
