Is North Tustin still affordable?

Been meaning to ask this. I'm single, late 40s, and With a population of 26,038, North Tustin is a smaller city. The unemployment rate is 2.7%, which is pretty low. It's not perfect, but the community is solid. Am I overthinking this?

Bought a house here in 2016 and I love the pace of life here. Property values have gone up significantly since then.

We moved here with our family and I have mixed feelings honestly. Schools in Pine Hills area are improving. Kids love it here.
