I've been here for 2 years and Household incomes average around $186,250 in North Tustin. Crime rate is something to consider -North Tustin sits at 167.0 per 100K. The median home value here is around $1,212,400, which is pretty steep. The unemployment rate is 2.7%, which is pretty low. Downtown has improved a lot in recent years. Night life is decent if you know the right spots. What do you all think? Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to. The school system varies a lot by neighborhood. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Old Town for 4 years. Moved from Atlanta for family. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2020 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.

**Employment:**
tech is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is improving - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Old Town schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Limited public transit options. And school system can be frustrating.
