Hello, Rent is about $2,397/month for a decent place. With a population of 26,038, North Tustin is a smaller city. I'd say it's better for families than young singles. It's a very car-dependent city, for better or worse. Am I wrong here? Property taxes are high but you get good services.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's not perfect but it works for me. Hope this helps!.

Bought a house here in 2022 and it's exactly what I was looking for. Property values have gone about the same since then.

Gonna give a different perspective here since most replies seem surprisingly good.
I've been here 8 years and it's improved dramatically in recent years. The thing nobody mentions is healthcare. It's stable and it affects daily life more than you'd think.
That said, the food scene is legit. And if you're into fishing, this place is better than expected.
Neighborhood matters A LOT here. The Eastside side vs the Uptown side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

Weather-wise, the summers are pretty good and winters are wild. You get used to it after the first year.

Renting here right now, paying about /mo for a 3-bedroom. it was the best decision I ever made. Compared to San Francisco it's pretty good.

Used to live on the Lakewood side, now on the Fairview side. Completely different vibe. I wouldn't want to live anywhere else right now.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a electrician, 36, moved here 9 years ago from Dallas. I've lived in Old Town and Sunset, and traveled to most parts of the metro.
**What I love:**
1. Nice parks and green spaces
2. Active local events and festivals
3. Close to major attractions
4. The people are generally average - I found my community within the first year
**What I don't love:**
1. Urban sprawl is real
2. Road conditions need improvement
3. The food scene situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Old Town: Great for retirees. improving vibes, walkable.
- Sunset: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Dallas, everything felt decent. Rent is about /mo. Groceries are wild. Gas is wild. You can live comfortably on $100K-$150K here.
**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

From a safety perspective, it really depends on the area. Some neighborhoods are solid, others not so much. Do your research on specific streets.
