Cheapest neighborhoods in Pearl City?

So, I'm a remote worker and Crime rate is something to consider -Pearl City sits at 232.1 per 100K. With a population of 45,079, Pearl City is a smaller city. Public transit needs a lot of work honestly. People here are genuinely friendly, not just surface-level. Thoughts? TIA! The suburbs are where most families end up. Downtown has improved a lot in recent years. The city has invested a lot in new development. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. There's a real sense of community in certain neighborhoods. It's not perfect, but the community is solid. I'd say it's better for families than young singles. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years.
