Commute times in Pearl City -how bad?

First post here. The median home value here is around $872,200, which is pretty steep. Poverty rate is 4.3%, which is pretty low. Crime rate is something to consider -Pearl City sits at 232.1 per 100K. Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods. Traffic can be rough during rush hour, no sugarcoating that. Anyone in a similar situation? Honestly, I think it's a great place if you know where to look. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in North for 7 years. Moved from Pittsburgh for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2020 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.

**Employment:**
real estate is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is challenging - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. North schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Summers can be brutally hot. And school system can be frustrating.

**Bottom line:**
For couples, I'd say this is a 6/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

Gonna give a different perspective here since most replies seem tough.

I've been here 14 years and it exceeded my expectations. The thing nobody mentions is outdoor recreation. It's established and it affects daily life more than you'd think.

That said, the walkability is legit. And if you're into fishing, this place is solid.

Neighborhood matters A LOT here. The Cedar Grove side vs the Fairview side are basically different cities. Make sure you visit both before deciding.

If you value healthcare, you'll love it. The cost of living is genuinely excellent and I've found I have mixed feelings honestly. My neighborhood (Maple Ridge) is reasonable and I feel safe walking around at night.

But if you're coming from Tampa, be prepared for the culture shock. housing market is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
