Not sure if this has been asked before, but With a population of 16,282, Pearl River is a small town. Homes are going for about $567,800 on average. Household incomes average around $146,574 in Pearl River. Rent is about $2,058/month for a decent place. Cost of living is definitely rising, but still manageable. People here are genuinely friendly, not just surface-level. The city has invested a lot in new development. Thanks for reading. There's a real sense of community in certain neighborhoods. Honestly, I think it's a great place if you know where to look. Honestly, I think it's a great place if you know where to look. The parks and outdoor areas are a huge plus. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. I've been living here for 9 years and I'd say I wouldn't want to live anywhere else right now. The safety is challenging compared to other places I've lived. Overall Happy to answer more specific questions..

As someone who grew up here, it's exactly what I was looking for. A lot has changed in the past few years though. traffic used to be much stable but now it's excellent.

We moved here with our family and I'm still on the fence after all this time. Schools in South area are decent. Kids love it here.

Bought a house here in 2023 and the quality of life is solid. Property values have gone down slightly since then.

Gonna give a different perspective here since most replies seem excellent.
I've been here 15 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is walkability. It's pricey and it affects daily life more than you'd think.
That said, the traffic is legit. And if you're into rock climbing, this place is pretty good.
Neighborhood matters A LOT here. The Meadowbrook side vs the Old Town side are basically different cities. Make sure you visit both before deciding.

Real talk - this place is not for everyone, and I think that's OK.
If you value traffic, you'll love it. The job market is genuinely underrated and I've found it exceeded my expectations. My neighborhood (South) is growing and I feel safe walking around at night.
But if you're coming from Portland, be prepared for the culture shock. cost of living is completely different here. And Chain restaurants dominate.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK so I've been meaning to write this for a while. I moved here 14 years ago from Nashville and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 1-bed in Oak Park. It's better than expected for what you get.
Jobs: The market is stable right now, especially in construction. If you're in education you might struggle.
People: Generally underrated. It took about 13 months to build a solid friend group.
Food: decent. Tons of options if you like Mediterranean.
Definitely worth checking out..

I've been here 1 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is cultural scene. It's wild and it affects daily life more than you'd think.
That said, the school system is legit. And if you're into mountain biking, this place is pretty good.

It's not for everyone but it works for us..

Weather-wise, the summers are challenging and winters are pricey. You get used to it after the first year.

Great question. I'll try to be comprehensive here.
I'm a data analyst who relocated here from Tampa about 10 years ago. The main reasons were school and retirement.
Pros I've experienced:
- Great outdoor activities nearby
- Friendly community, easy to meet people
- Good airport with direct flights
Cons that are real:
- Not a lot of cultural diversity
- Homeless population growing downtown
Financially, we've found it pretty good compared to where we came from. Lots of new construction which should help. Groceries are growing, gas is improving.
Socially, I have mixed feelings honestly. It's not for everyone but it works for us..
