Is it worth buying in Pleasant Grove?

Been meaning to ask this. We have two kids and Median household income is $68,344, which feels about average for the area. It's a a small town city with about 9,502 people. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. Let me know your thoughts. Property taxes are high but you get good services. Renting here right now, paying about /mo for a 1-bedroom. the quality of life is solid. Compared to LA it's hit or miss.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Meadowbrook for 12 years. Moved from Austin for family. Here's my honest, detailed take:

**Housing:**
The market right now is challenging. We bought in 2023 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.

**Employment:**
construction is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is excellent - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Meadowbrook schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Road conditions need improvement. And outdoor recreation can be frustrating.

**Bottom line:**
