Hi all, I'm a remote worker and Household incomes average around $65,602 in Pleasanton. Median household income is $65,602, which feels about average for the area. It's not perfect, but the community is solid. Downtown has improved a lot in recent years. Has anyone dealt with this?

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Greenfield for 2 years. Moved from Seattle for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2024 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
engineering is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
I love the pace of life here. The outdoor scene is better than expected - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Greenfield schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Dating scene is rough. Homeless population growing downtown. And job market can be frustrating.
**Bottom line:**

I've been here 3 years and it exceeded my expectations. The thing nobody mentions is cultural scene. It's developing and it affects daily life more than you'd think.
That said, the healthcare is legit. And if you're into biking, this place is pretty good.
Neighborhood matters A LOT here. The Lakewood side vs the The Heights side are basically different cities. Make sure you visit both before deciding.
Definitely worth checking out..

Came here for work and stayed because I wouldn't want to live anywhere else right now. The housing market is honestly solid and I don't see that changing anytime soon.

Real talk - this place is not for everyone, and I think that's OK.
If you value pet-friendliness, you'll love it. The safety is genuinely tough and I've found it's improved dramatically in recent years. My neighborhood (Sunset) is manageable and I feel safe walking around at night.
But if you're coming from Raleigh, be prepared for the culture shock. safety is completely different here. And Not very walkable outside downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

That said, the community vibe is legit. And if you're into surfing, this place is surprisingly good.
Neighborhood matters A LOT here. The Springfield side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.
