Not sure if this has been asked before, but With a population of 7,475, Pocahontas is a small town. There's a real sense of community in certain neighborhoods. Traffic can be rough during rush hour, no sugarcoating that. Thoughts? It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Sunset for 13 years. Moved from Chicago for weather. Here's my honest, detailed take:
**Housing:**
The market right now is better than expected. We bought in 2021 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Older homes are where the value is.
**Employment:**
retail is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
it was the best decision I ever made. The outdoor scene is average - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Road conditions need improvement. And cultural scene can be frustrating.
**Bottom line:**

OK so I've been meaning to write this for a while. I moved here 8 years ago from LA and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 3-bed in Highland. It's improving for what you get.
Jobs: The market is wild right now, especially in legal. If you're in finance you might struggle.
People: Generally solid. It took about 5 months to build a solid friend group.
Food: solid. Tons of options if you like seafood.

I've lived in Westside for about 15 years now, so I can give you a pretty detailed perspective.
it was the best decision I ever made. When I first moved here from Denver, I was surprised by safety. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good healthcare facilities
- Strong job market in several industries
- The cultural scene scene is solid
Overall I'd rate it 9/10 for singles. Would recommend to anyone considering it..
