Rent vs buy in Pocatello -what makes sense?

Been living here since 2014. Poverty rate is 9.0%, which is pretty low. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. Should I be concerned? I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that.

I'm a sales manager and I've found it's improved dramatically in recent years. The community is hit or miss and there's always something going on.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Midtown for 2 years. Moved from Baltimore for school. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
engineering is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is pretty good - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Midtown schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Homeless population growing downtown. And cultural scene can be frustrating.

**Bottom line:**
For young professionals, I'd say this is a 6/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

Came here for cost of living and stayed because I love the pace of life here. The weather is honestly decent and I don't see that changing anytime soon.
