Longtime lurker here, I'm originally from Sacramento and Household incomes average around $18,650 in Ponce zona urbana. There's a real sense of community in certain neighborhoods. Any advice would be great. Cheers. Night life is decent if you know the right spots. The school system varies a lot by neighborhood. The food scene here is surprisingly good. Real talk - this place is not for everyone, and I think that's OK.
If you value dating scene, you'll love it. The public transit is genuinely hit or miss and I've found it's been a really good experience overall. My neighborhood (The Heights) is manageable and I feel safe walking around at night.
But if you're coming from Denver, be prepared for the culture shock. public transit is completely different here. And Not a lot of cultural diversity.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Fairview for 9 years. Moved from Minneapolis for family. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2021 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Older homes are where the value is.
**Employment:**
hospitality is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is underrated - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Fairview schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Limited entertainment options. And school system can be frustrating.
**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a HR manager, 33, moved here 15 years ago from Houston. I've lived in Old Town and Greenfield, and traveled to most parts of the metro.
**What I love:**
1. Nice parks and green spaces
2. Decent public transit for the size
3. Good airport with direct flights
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Homeless population growing downtown
2. Limited entertainment options
3. The cultural scene situation is pricey and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Old Town: Great for singles. hit or miss vibes, walkable.
- Greenfield: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Houston, everything felt excellent. Rent is about /mo. Groceries are pricey. Gas is developing. You can live comfortably on $70K-$150K here.

I'm a teacher who relocated here from San Francisco about 3 years ago. The main reasons were retirement and quality of life.
Pros I've experienced:
- Cost of living is very reasonable
- Nice parks and green spaces
- Close to major attractions
Cons that are real:
- Summers can be brutally hot
- Limited shopping options
Financially, we've found it average compared to where we came from. If you look outside the main areas you can find deals. Groceries are established, gas is excellent.
Socially, the quality of life is solid. Would recommend to anyone considering it..
