Rock Island housing prices -when will it stop?

I'm a college student here and Crime rate is something to consider -Rock Island sits at 370.5 per 100K. It's a a smaller city city with about 36,758 people. The parks and outdoor areas are a huge plus. Is this normal for Rock Island? Cheers. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. It's not perfect, but the community is solid.

We moved here with our family and it's not perfect but it works for me. Schools in Downtown area are surprisingly good. Kids love it here.

Bought a house here in 2015 and there are trade-offs but the good outweighs the bad. Property values have gone up significantly since then.
