Couple moving to Seguin from out of state

Been living here since 2014. Homes are going for about $227,000 on average. With a population of 31,789, Seguin is a smaller city. The suburbs are where most families end up. Property taxes are high but you get good services. Is this normal for Seguin? Cost of living is definitely rising, but still manageable. Honestly, I think it's a great place if you know where to look. It's changing fast -some good, some not so much. The food scene here is surprisingly good. There's a real sense of community in certain neighborhoods. The parks and outdoor areas are a huge plus. It's a very car-dependent city, for better or worse. Background: I'm a project manager, 33, moved here 13 years ago from Charlotte. I've lived in Oak Park and East, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Good healthcare facilities
3. Strong job market in several industries
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Can feel isolated
3. The nightlife situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Oak Park: Great for singles. decent vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**

That said, the food scene is legit. And if you're into biking, this place is surprisingly good.

Neighborhood matters A LOT here. The Highland side vs the Westside side are basically different cities. Make sure you visit both before deciding.

I've been in West for 13 years. Moved from Phoenix for weather. Here's my honest, detailed take:

**Housing:**
The market right now is underrated. We bought in 2020 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
marketing is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is tough - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. West schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Road conditions need improvement. And community vibe can be frustrating.

I've lived in Lakewood for about 15 years now, so I can give you a pretty detailed perspective.

I genuinely enjoy living here. When I first moved here from Seattle, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.
