Affordable areas near Sherman?

Alright, My partner and I are With a population of 45,036, Sherman is a smaller city. Rent is about $1,177/month for a decent place. It's a very car-dependent city, for better or worse. Worth the trade-offs? The parks and outdoor areas are a huge plus. It's a very car-dependent city, for better or worse.

Weather-wise, the summers are decent and winters are developing. You get used to it after the first year.

From a safety perspective, it really depends on the area. Some neighborhoods are decent, others not so much. Do your research on specific streets.
