Sherman in the winter -how bad?

Longtime lurker here, I'm a college student here and It's a a smaller city city with about 45,036 people. Crime rate is something to consider -Sherman sits at 416.3 per 100K. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. Let me know your thoughts. Appreciate any input.

Bought a house here in 2021 and I have mixed feelings honestly. Property values have gone about the same since then.
