Curious what people think. My family moved here when I was a kid. It's a a small town city with about 7,748 people. The median home value here is around $195,700, which is actually reasonable. Homes are going for about $195,700 on average. Average temperature is around 60--F, so the weather is moderate. Traffic can be rough during rush hour, no sugarcoating that. Honestly, I think it's a great place if you know where to look. Thanks for reading. The food scene here is surprisingly good. It's changing fast -some good, some not so much. There's a real sense of community in certain neighborhoods. Night life is decent if you know the right spots. The school system varies a lot by neighborhood. The suburbs are where most families end up.

Gonna give a different perspective here since most replies seem surprisingly good.
I've been here 10 years and I have mixed feelings honestly. The thing nobody mentions is safety. It's competitive and it affects daily life more than you'd think.
That said, the community vibe is legit. And if you're into kayaking, this place is decent.
Neighborhood matters A LOT here. The Maple Ridge side vs the Oak Park side are basically different cities. Make sure you visit both before deciding.

Real talk - this place is not for everyone, and I think that's OK.
If you value cost of living, you'll love it. The weather is genuinely challenging and I've found I'm still on the fence after all this time. My neighborhood (Fairview) is wild and I feel safe walking around at night.
But if you're coming from Houston, be prepared for the culture shock. cultural scene is completely different here. And Urban sprawl is real.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
