Been meaning to ask this. Household incomes average around $76,159 in Southaven. Downtown has improved a lot in recent years. Anyone in a similar situation? It's not perfect, but the community is solid. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services.

Great question. I'll try to be comprehensive here.
I'm a accountant who relocated here from Atlanta about 2 years ago. The main reasons were work and my partner's job.
Pros I've experienced:
- Low crime in most neighborhoods
- Close to major attractions
- Good airport with direct flights
Cons that are real:
- Limited public transit options
- Property taxes are high
Financially, we've found it improving compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are competitive, gas is improving.
Socially, I genuinely enjoy living here. Hope this helps!.

I've been living here for 6 years and I'd say I love the pace of life here. The outdoor recreation is better than expected compared to other places I've lived. Overall Feel free to reach out with questions..

I'm a project manager who relocated here from San Francisco about 8 years ago. The main reasons were a job opportunity and a fresh start.
Pros I've experienced:
- Great outdoor activities nearby
- Good internet infrastructure
- Four distinct seasons
Cons that are real:
- Urban sprawl is real
- Road conditions need improvement
Financially, we've found it challenging compared to where we came from. Lots of new construction which should help. Groceries are established, gas is pretty good.
Socially, it's not perfect but it works for me. Would recommend to anyone considering it..

As someone who grew up here, I love the pace of life here. A lot has changed in the past few years though. cost of living used to be much stable but now it's decent.

Gonna give a different perspective here since most replies seem decent.
I've been here 11 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is community vibe. It's wild and it affects daily life more than you'd think.
That said, the job market is legit. And if you're into kayaking, this place is surprisingly good.
Neighborhood matters A LOT here. The The Heights side vs the Fairview side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

I'm a real estate agent who relocated here from Minneapolis about 2 years ago. The main reasons were a job opportunity and retirement.
Pros I've experienced:
- Cost of living is very reasonable
- Low crime in most neighborhoods
- Active local events and festivals
Cons that are real:
- Urban sprawl is real
- Bugs and humidity in summer
Financially, we've found it better than expected compared to where we came from. Lots of new construction which should help. Groceries are affordable, gas is tough.
Socially, it's exactly what I was looking for. Feel free to reach out with questions..

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, there are trade-offs but the good outweighs the bad. Would recommend to anyone considering it..

I've been here 3 years and I have mixed feelings honestly. The thing nobody mentions is job market. It's manageable and it affects daily life more than you'd think.
That said, the public transit is legit. And if you're into skiing, this place is underrated.
Neighborhood matters A LOT here. The West side vs the Uptown side are basically different cities. Make sure you visit both before deciding.
Definitely worth checking out..

Public transit is solid here. You'll probably need a car for most things. there are trade-offs but the good outweighs the bad.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in North for 13 years. Moved from Phoenix for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
engineering is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is improving - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. North schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Dating scene is rough. And cost of living can be frustrating.
**Bottom line:**
For couples, I'd say this is a 7/10. Your mileage may vary depending on what you're looking for.. Feel free to ask specific questions - happy to help.

I've been in Pine Hills for 5 years. Moved from New York for weather. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2022 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
real estate is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is improving - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Dating scene is rough. And nightlife can be frustrating.
**Bottom line:**
For couples, I'd say this is a 7/10. Your mileage may vary depending on what you're looking for.. Feel free to ask specific questions - happy to help.
