Is Southaven worth moving to in 2026?

OK so I've been here for 12 years and Crime rate is something to consider -Southaven sits at 165.1 per 100K. Average temperature is around 62--F, so the weather is moderate. Homes are going for about $214,800 on average. With a population of 55,531, Southaven is a smaller city. The school system varies a lot by neighborhood. The weather takes some getting used to. The city has invested a lot in new development. Am I overthinking this? Property taxes are high but you get good services. It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus. It's not perfect, but the community is solid. Downtown has improved a lot in recent years. The suburbs are where most families end up. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a teacher, 50, moved here 11 years ago from New York. I've lived in Fairview and North, and traveled to most parts of the metro.

**What I love:**
1. Affordable housing options
2. Diverse dining options
3. Lots of family-friendly activities
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Not a lot of cultural diversity
2. Homeless population growing downtown
3. The job market situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for retirees. pretty good vibes, walkable.
- North: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from New York, everything felt decent. Rent is about /mo. Groceries are manageable. Gas is wild. You can live comfortably on $100K-$90K here.

**Final verdict:**
