Considering St. Matthews vs Omaha -help me decide

Curious what people think. Just moved here 2 months ago and The median home value here is around $325,700, which seems about average. Household incomes average around $80,716 in St. Matthews. It's a a small town city with about 17,491 people. Traffic can be rough during rush hour, no sugarcoating that. The school system varies a lot by neighborhood. There's a growing tech scene which is exciting. Night life is decent if you know the right spots. The food scene here is surprisingly good. It's not perfect, but the community is solid. Downtown has improved a lot in recent years. Downtown has improved a lot in recent years. Downtown has improved a lot in recent years.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 6 years. Moved from Pittsburgh for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2020 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.

**Employment:**
real estate is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is pretty good - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Limited entertainment options. And outdoor recreation can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 9/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

Bought a house here in 2017 and I love the pace of life here. Property values have gone about the same since then.
