Rent vs buy in Stephenville -what makes sense?

Hello, It's a a small town city with about 21,345 people. Homes are going for about $226,300 on average. Rent is about $1,128/month for a decent place. It's changing fast -some good, some not so much. There's a growing tech scene which is exciting. Would love some local perspective. Thanks in advance! I'd say it's better for families than young singles. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting.
